Lake Front Elevation | Evanston, IL

This extensive renovation of a 1960’s five-story multifamily building of 36 units on Evanston’s lakefront brings a new modern touch to the apartment, inside and out. A new roof deck with stunning views of Lake Michigan takes full advantage of the building’s prime location directly across from the South Boulevard Beach. Unit layouts were rearranged to open up the kitchen and living areas as well as make room for in-unit laundry.

The front facade was completely redesigned to reorder the ratio of window openings to solids. The existing red brick was stained an off white, and windows were upgraded to black metal frames with corresponding black spandrels between the floors to provide verticality to the facade. These tall windows on the front facade not only enhance the views of Lake Michigan from the interior, but also modernizes the building’s overall look. A proportionally large cornice caps the new facade design.

In addition to the aesthetic and functionality improvements, sustainability was another key aspect of this retrofit. Throughout the perimeter of the walls and the roof, new insulation was added to increase thermal performance and occupant comfort. The building is all electric with high efficiency furnaces and appliances. Multiple EV car chargers are installed in the parking garage
